About Us Welcome to the web pages of the Two Rivers Real Estate Investors Association (TRREIA) of Central Iowa. Our members include investors at all experience levels -- eager beginners, semi-pros, and seasoned veterans -- many of whom seek to hone their skills in one of several ares of RE Investing. The mission of the Two Rivers REIA is to provide, 1) reasonably-priced investing education, 2) networking with like-minded peers, and 3) mentoring opportunities with those willing to share their personal RE investing experience. Our primary goals are simple -- we seek to maximize our personal financial returns while we minimize the risks for other members. It's a big world and there is plenty of success available for everyone, but one needs to be savvy in their approach. We seek to help ourselves, and others, avoid the many pitfalls hiding just under the surface of the -- "You too can get rich quick through the magic of Real Estate Investment" (if you'd only be willing to empty your wallet into mine, for my sometimes illegal and often unethical information)" -- mantra. The founder of the Two Rivers REIA, Andrew Lietzow, MBA has seen and experienced the results of the brain-washing efforts of so many of these cult-like gurus that he created a different means to gain similar knowledge, at far less expense. The TRREIA of Central Iowa exists to counteract the hype and financial loss that strikes unsuspecting folks, desparate for improvements in their lives. WARNING: Resist the temptation to pay out thousands of your hard-earned dollars to some out-of-state guru who drops in for a couple of days, knows little or nothing about Central Iowa market values, supply and demand and local market pressures, our local ordinances and buildling codes, not to mention real estate law in the State of Iowa (Abstract; what's an abstract? What do mean you can't wholesale in Iowa without a RE License?, etc). There are very few legal get rich quick schemes in real estate. Real estate investing is a marathon, not a sprint. Do you sometimes feel you could use a real estate guide, a coach, a mentor? Then come sharpen your axe with us, for less than the price of a pizza. On most Wednesday nights, we even furnish the pizza! What's not to like about that? Save your thousands for something useful, like a downpayment on a rental property! Members agree to abide by our Code of Ethics, and in so doing we will provide improvements for our communities, our property occupants, and more particularly, we will enhance our business and personal lives. The association structure is an LLC while the bylaws are a work in progress. |

Meetings
1st Saturday of each month - 8:00 - 9:30 AM Agribusiness of Iowa Building, 900 Des Moines St, DSM - Click for Map. This is shaping up to be our formal meeting. Presentations help provide the structure. You'll find ample free parking behind the building or on the street. Meetings include a brief period for casual networking with like-minded members until 8:30 then the Presentation starts. After the formal meeting, we sometimes include an optional "field education" event which is touring properties. Participants may suggest tour candidates and we begin the tour around 9:45. We strive to complete the tour within two hours so that car pooling participants will be back at 900 Des Moines St by noon. Participants in their own vehicles can opt-out anytime. Save gas and increase your learning -- car pool! An Investment Club within the Two Rivers REI Association? In addition to facilitating a learning and sharing environment we will be creating an "investment club" which will provide opportunities for investment. It is likely that a Series LLC will be the organizational structure for this entity. Within that entity, we can facilitate ownership of specific projects -- albeit 'cells' -- under the legal entity protection afforded a Series LLC. Or, we may choose a TIC form of ownership with multiple private LLC's from day one, to facilitate 1031 exchanges into and out of these investments. Membership in a cell of the LLC or a TIC will be limited to 35 or fewer members and be structured around projects or holdings. The offering and the operating agreement will be unique for each project and may be subject to filing of a private placement memoranda with the State of Iowa. The structure of TIC real estate investments is constrained by the requirements of IRS Revenue Procedure 2002-22 and there are 15 quidelines that must be adhered to for TIC ownership interests to be fully compliant. Choosing to participate will be purely voluntary and offerings will only be made through a prospectus for each project.
