Meeting Calendar - Location - Membership - REI Club 

Welcome to the Internet home of Two Rivers Real Estate Investors Association (TRREIA) of Central Iowa, a two and one-half year old affiliate of the National REIA -- with over 225 groups and 40,000 individual members.  Our membership is currently about 70 active members, as May 2009.

Our second big event is over!   Two nationally recognized RE Investment speakers -- Larry Goins and Pete Youngs -- were our headliners  for the "First Annual TRREIA Convention".  The event took place on May 9th at the Holiday Inn Airport Conference Center, and on a tour bus and mini-shuttle for the "ugly ducklings" tour.  

We'll hope to post some photos soon!    If you weren't part of this extraordinary education, networking, and mentoring event,  we hope you'll plan to join us next year!

Our members include investors at all experience levels -- eager beginners, semi-pros, and seasoned veterans -- many of whom seek to hone their skills in one of several areas of RE investing.

The Two Rivers REIA provides:

1) Reasonably-priced investing education,
2) networking with like-minded peers, and ,
3
) Mentoring opportunities with RE investors who have been through it all!

Our primary goals are straightforward -- Education, Networking, Mentoring. 

Many of our member have experienced the ups and downs of real estate cycles.  Collectively, we have hundreds of years of investing experience.  Many are willing to share this experience just for the asking.

News Flash - Spring 2009: Today's RE Market is still a Buyer's market -- lots of opportunities, some even seem cheap.  By being part of this group, you can't help but get better at differentiating cash cows from alligators.  Unfortunately, the devil is in the details.   We help you pay attention to the details!    

Real estate investing is a marathon, not a sprint.  While there are many short cuts, it's important to avoid schemes.  Do you sometimes feel you could use a real estate guide, a coach, a mentor?  Then come sharpen your ax with us.  For less than the price of a pizza (and on most Wednesday nights, we're going to furnish the pizza!) you can attend our meetings and we have no doubt you'll find the experience rewarding.   

Be sure to ask about our latest collaborative efforts using Google Docs.   Members now have access to a shared Contractors/Vendors Directory and a database of material and labor costs, to which we're posting common rehab expenses for our local, Central Iowa marketplace. 

Members agree to abide by our Code of Ethics.  The association structure is an LLC while the bylaws are a work in progress.

Robb Spearman, Broker with RE/MAX Real Estate Concepts Robb Spearman founded RE/MAX RE Concepts in 2003.  He has several years of RE Brokerage experience working extensively with Bank-owned properties, both prior to and after foreclosure.  RE Concepts has become a powerhouse in the Des Moines market, with all residential sales but has developed a particularly strong niche with REO's.  A dedicated team of RE agents and very capable staff assists banks in their efforts to move properties off their books and into the hands of new owners.  

Robb will present "Real World REO investing -- How Banks, Brokers and Investors Create Win-Win-Win Transactions in a TARP-Economy", or something to that effect. 

Please note:  Today we begin meeting at a new location for our Saturday morning meetings.  Instead of feeling cramped, now we're (likely) going to feel like a small group in a very large space!   Jasper Winery, at 2400 George Flagg Parkway will become our Saturday morning home base.  Now is a good time to bring a guest!

General Networking We won't have a formal presentation tonight.  Instead, we'll have a brief general meeting to bring us up to speed on how to access the shared Contractor and Materials databases, then break into subgroups and focus on issues specific to different RE investing specializations.  I expect we'll have groups for rehabbers, short sales, multi-family, and buy & hold. If you have deals to offer, bring flyers or hand-outs. If you want deals, you might find something here tonight!

Matt and Paul have been very active rehabber's in the City of Des Moines for several years.  They typically rehab several dozen houses each year and take on projects both  "cosmetic only" and "Gut to the studs and start all over".  I've personally been trying to recruit Matt to do a presentation for months and months - no years! -- and now that he's consented this is a time you'll want to bring a notebook!    Look here for more info -- then join us!  !

Jim Edwards, Accountant, The 1040 Company - Traer, IA Jim Edwards is going to knock our socks off with a presentation on Real Estate Investment accounting and why you need to build a SOLID foundation for tracking on what happened, why it happened, how much it costs, and whether you are maintaining profitability in your operation; all with the aid of Quickbooks and a possible add-in that he has designed to allow Quickbooks to work for buy and hold investors. 

Jim has over 30 years of a varied background, primarily focused around accounting and business building.  I think you can count on lots of Q & A time and benefits that will more than offset your investment of time from attending tonight!

"Real World Rehabbing" - Lynda Clayton
Lynda Clayton is going to lead the meeting today.  She'll be orchestrating this meeting any way she likes, as Andrew is out of town for the National REIA convention -- whoo hoo!   

The inside scoop from Lynda is she may just invite folks to see her rehab project in Desoto.  And, be sure to ask about our latest collaboration effort using Google Docs, for our active members.   

If you're into rehabbing, you won't want to miss this meeting.  I have a feeling there will be a lot more networking after the general meeting, maybe even a chance to promote YOUR deals!

"Rehabbing - Sweat the Details!"  - Andrew Lietzow We're going to focus on "Plan" tonight, in a continuation of "Visualize, Plan, Execute!".  We'll start off by reviewing the Rehab Detailed Cost Input Screen" of the Flipper's Cash Flow Analyzer, then segue into adding know costs into the template, then morph into adding contractors into the Resource database of OpenProj, a freely downloadable software tool.  

I'll be asking members and guests to help us quickly build a contractors database, and we'll make this available to members, in either spreadsheet or OpenProj(ect) format.  

It's an ambitious goal, but Rehabber's have to "Sweat the Details!"

Visualize, Plan, Execute!  - Andrew Lietzow  We're going to kick off 2009, for the Two Rivers REIA group, with a presentation by your founder, coupled with lots of interaction from the group.  I'll flesh out more details soon, but I want those attending to bring their best goal planning resources to the meeting and I'll kick off the meeting with a presentation, followed up with your interactive input.   I want to flesh out some goals for the group, as well as help others visualize, plan, and then --- execute for 2009!

Our presentation will be about that seemingly ubiquitous microbe invading showers, baths, basements, drywall, paint walls, carpets, even lumber.  Many REO properties contain some form of mold, from minor to pervasive.    

John is a property inspector has a specialized skill set in mold identification and will share information regarding techniques for remediation.  John Prohaska owns J&P Inspection and is the "go-to guy" for many property inspectors when their clients have questions about mold.

Toby Davis Leading a Round Table Discussion Informal meeting, starting with networking from 6:00-6:30, then a Q&A session lead by Toby Davis, mortgage loan consultant representing Eagle Nationwide Mortgage.   Toby will share timely mortgage market info so we're better positioned to know what options are available for retail purchase financing (to end-users) as well as investor purchases.     

We'll finish with one of the most open discussion times we've had in a long time, including a opportunity to discuss your latest deals, offerings, or what is of interest to our members in thes challenging times.

Saturday Sept 6   LaRayne Riccadonna from Polk County Assessor's office Everything you wanted to know about the Polk County Assessor's website.  After LaRayne's presentation, some of our members may show others how they use the website as an aid in their RE investing efforts.   The PC Assessor's website is considered one of the best in the nation, but if you don't know how to use it, that doesn't matter!

Rehabbers Field Workshop - Several teams of 3, or more, in each group. We're going to rewind and try again on a "Rehabber's Dream or Nightmare" contest -- but with a twist.  We're going to attempt to put the whole thing together in 1-1.5 hours!   We'll split into groups, with team leaders like last time, but this time we're going to write up the Scope of Work proposal and put numbers to it like we had to have the info ready by Monday morning at 9:00, to get the loan pre-approved and submit the Offer to Buy before noon, as though you would be competing against several other investors.    

There will be some kind of prizes awarded that day, but I haven't figured out just what yet, or how to declare the winners.  Send me ideas!

Field Trip - Habitat for Humanity "ReStore" We'll meet there (2341 2nd Ave)  then Beth Gibbins, ReStore Outreach Coordinator, will give us the low down on how to save money and find building materials to solve problems!   The selection has improved dramatically over the years. I think investors may be surprised by what the recycling-oriented ReStore has to offer.

Ron Brady - Contractor Licensing - Iowa Workforce Development & 
a Summary of TRREIA mission - Andrew Lietzow 
This is our last Wednesday meeting before the summer break!  Ron Brady from IA Workforce Development will present some info about registering as a contractor in the State of Iowa -- who needs to, who doesn't, etc.  He says the presentation will last 20-25 minutes. 

Afterwards, we'll close out our year with a presentation on what we've offered for RE education and networking in the last year -- everything from SOW on rehabbing to CAP Rate and DSCR Analysis, to how to find good, reasonably priced contractors -- all in 30 minutes or less.  Then we'll turn the floor over to our members for an informal round table of discussion regarding our mission and setting some goals for next year.

This is our more formal meeting.  Presentations provide the structure.  You'll find ample free parking at Jasper Winery's new location which is 1/2 mile west of Fleur.  Take Fleur to the south edge of Water Works Park and Gray's Lake, turn west onto George Flagg Parkway. Jasper Winery is on the left (south).  Meetings include time for casual networking with like-minded members both before and after the presentation. 

Sometimes we include an optional "field education" event of touring properties but usually the formal meeting concludes before 10:00.

Both Informal and formal agendas but always with emphasis on networking.  This is when we meet other investors and investor wannabees to discover what we already know but more importantly, what we don't know, to help our members become more successful.

Official membership kickoff was March 1, 2007, having completed our 10th meeting. Our membership application is short: 
1) Are you an investor, or at least a real estate investor wannabe?  
2) Are you willing to invest the membership fee, with the understanding that part of the benefits you will receive depend on your participation in meetings and active interaction through networking? 
3) Will you sign and observe the TRREIA Code of Ethics?   

If yes to all three, your approval is virtually assured!   

Members who join during 2007 are our "charter members" and may one day receive special recognition for their important early commitment.   As our group has grown, the structure of meetings and the organization will evolve for efficiencies, yet we still try help each individual member enjoy the benefits that accrue only through participation in such an association.

An Investment Club within the Two Rivers REI Association? <Back to top>
In addition to facilitating a learning and sharing environment, we may create a "REI club" to provide opportunities for investment and hands-on type of mentoring.      

We may use a series LLC as the organizational entity for this effort and within that entity, we can facilitate ownership of specific projects -- albeit 'cells' -- under the legal entity protection afforded a Series LLC.   Or, we may choose a TIC form of ownership with multiple, individual LLC's from day one, to facilitate 1031 exchanges into and out of these investments. 

Membership in a cell of the LLC or a TIC will be limited to 35 or fewer members and be structured around projects or holdings.  The offering will be unique for each project and subject to filing of a private placement memorandum and operating agreement with the State of Iowa.  The structure of TIC real estate investments is constrained by the requirements of IRS Revenue Procedure 2002-22.  There are 15 quidelines that must be followed to ensure a TIC interest can be treated as Real Estate and not an interest in a partnership.
